“James! I can’t tell you enough how happy we are to have you take care of our family’s house.”
That’s what one of my owners told me. Just about all of my clients say pretty much the same thing. And to make them happy is actually quite easy. I just treat each one of their homes as if it were my own.
Of course, there are a few other details that I should mention. Number one on the list is that I love what I do. I can’t wait to jump out of bed every morning to meet the new day’s challenges. It is so exciting!
And it really does help that I am not managing a gazillion properties. I’m very selective as should the owners be too. They have me pretty much full time; 7 days a week from dawn to dusk. I handle all of the details. No staff and no secretaries - just me. Most importantly, I generally pick up all calls even on weekends. Answer any messages within the hour too. I just love every minute of my job.
If I did have hundreds of properties to manage then I just know my personalized service would suffer. I mean, really … how could someone take care of so much business and still be on top of things? It seems to me that real estate is building relationships one at a time. Assembly line production may have worked for Henry Ford back in the early 1900s but I’m just not convinced it would work for real estate sales or property management.
I must admit that automated systems do make life easier. I truly embrace our internet technology and it’s is a wonderful tool for storage and access to digital documents and accounting. Good bye paper! My time is now spent by minimizing office time and focusing on landlord/tenant relationships. This has been the basis for my success.
It’s no wonder my property owners are so happy with me. Tenants too, but they usually say I’m the coolest property manager they have ever met.
